LISTING ACQUISITION SOFTWARE FOR ESTATE AGENTS

Call on day 60,
not day 1.

We watch every private listing in your area and rank them by who has already given up on selling alone. Every morning, the ten to start with — and the full list always underneath.

Score from 0 to 100. The higher it is, the closer the owner is to accepting an agent.

The problem

Fifteen tools deliver the same listing in thirty seconds.

The owner takes twenty calls in the first hour, gets annoyed and hangs up on all of them. At forty-five days the property still has not sold, the price has been cut once and the owner is tired. At that moment nobody is calling — because every tool on the market only alerts on entry.

On day 60 yours is not one call among twenty. It is the first in weeks — and that is why it gets answered.

How it works

Three steps between a portal and a signed mandate.

We monitor the portals

Idealista, Fotocasa and Immobiliare.it, continuously. We cross-match photographs to recognise the same property when it appears on four sites at once — and to keep agencies posing as private sellers out of your queue.

We score motivation

Days on market, price cuts, relistings, portal switches. Every property gets a score from 0 to 100 and one line explaining exactly why.

You start with the right ten

The full list is always there — every private seller in your areas, filterable by price, type, days on market and price cuts, and exportable to your CRM. On top of it, ten recommendations a day, with the opening line already written. We rank. We do not cap.

Timing Score

The score says what to do. The line beneath says why.

The score sums up four signals: days on market, price cuts, relistings and portal switches. It is not an opaque average — every property carries the sentence that justifies it, so you know what to say before you dial.

The property the agency did not sell. And that came back to the market alone.

When a mandate expires the agency listing disappears, and weeks later the same property reappears posted by the owner. We cross-match photographs, floor area and location to recognise the pair — and show you the exact moment the owner became available again.

  • The mandate has expired.
  • The owner still wants to sell.
  • Their phone number is published in the new listing.

No other tool in Europe shows this moment.

Expired Mandates
Compliance

GDPR built in, not bolted on.

Automatic article 14 notice

Every individual is told about the collection and can correct or delete the data, free of charge.

Opposition registers checked

Every contact is checked against the Lista Nacional de Não Incomodar, the Lista Robinson and the Registro Pubblico delle Opposizioni.

Global suppression

One objection removes the contact for every customer, in every country.

Limited retention

Contact data is deleted once the listing is no longer active.

Compliance is not a terms page. It is four mechanisms that run before any contact is shown to you.

The return

One mandate pays for ten years of the plan.

An apartment at 200,000 € with a 5% commission is 10,000 €. Half of that goes to the consultant: 5,000 €. The plan costs 468 € a year. The maths does not need to be optimistic to work — most consultants keep more than half.

Questions

From listings published on property portals that anyone can browse. We collect only what the owner chose to make public when advertising: description, photographs, price, approximate location and the contact details they published themselves. We do not buy databases, we do not use land registries, and we do not infer contact details that are not in the listing.

About twelve minutes. Open the list of ten, dial with a keyboard shortcut, log the outcome and move to the next — without leaving the screen. Setup is choosing your areas, and it takes under two minutes. There is no data import and no mandatory integration.

You can. Today’s ten are a recommendation, not a limit — they are the ones the score puts closest to accepting, so you do not lose the morning deciding where to start. The full list for your area is in Radar, with filters for price, type, days on market, cuts and portal, and you can export it as CSV at any time. No plan limits how many properties you see or how many you contact.

Processing rests on the legitimate interest basis in the GDPR and meets the article 14 duty to inform: every individual receives a notice explaining what data we hold, why, and how they can correct or delete it. We check every contact against the national opposition register before showing it. An objection is global and permanent — it removes the contact for every customer, in every country.

We cover Portugal, Spain and Italy. Pick your city from the list in the footer, or create an account directly and you will see during signup whether we already cover your area. If your city is not listed yet, you will join the waiting list and we will let you know as soon as we open — usually within a few weeks.

The trial lasts seven days and nothing is charged during that period. Two days before it ends we send an email with the date and the amount. Cancel before the eighth day and you pay nothing; do nothing and the plan you chose starts billing monthly, cancellable at any time, without talking to anyone.

Yes. Any selection can be exported as CSV with the score, the price history and the reason for the score included. On Team and Agency plans the export can be automated, and the Agency plan includes an API for continuous synchronisation.

On the Team plan each agent gets their own areas, and a lead contacted by a colleague is locked for everyone else so nobody calls the same owner twice. The office dashboard shows coverage by area, calls made and mandates won per agent. The Agency plan adds multiple offices with separate reporting.

Owners in your area have been on the market for over 60 days.

They’ve cut the price. The calls have stopped. They still want to sell.

7 days at €0. Cancel any time.
